Elanto: Large build-to-rent project coming to Queen Creek

Back in 2018, the town annexed 516 acres of land and planned it for future commercial and varying residential uses.

As Queen Creek grows and matures, new infrastructure and park amenities are needed to serve the expanding resident base, especially in the northeast quadrant of town.

On Oct. 18, the Queen Creek Town Council unanimously approved zoning changes to land near Pima and Meridian roads to pave the way for development of a residential project called Elanto, a gated rental community of 320 units to be built on nearly 54 acres. In addition to the gated community, the project will include approximately 24.3 acres for commercial use and a 57-acre regional park, according to a press release from the project's public relations representative, Loren Yaskin with The Flip Side, on behalf of her client, Adam Baugh, partner at Withey Morris Baugh and zoning attorney for the project.

Back in 2018, the Town of Queen Creek annexed 516 acres of land and planned it for future commercial and varying residential uses. Since that time, Baugh said the owner has been evaluating the site and analyzing various land use options that include single-family homes, rental homes, commercial amenities and a future regional public park. To make these desired changes, a zoning change was needed.

The new Elanto community will include a variety of housing types, including single-family homes, attached homes and paseo homes with private rear patios and garages. Shared amenities will include pickleball courts, dog parks, pools with a lazy river and a clubhouse. 

According to Baugh, plans call for starting construction during the first quarter of 2024, adding that the developer has revised its land use mix to set aside land for a 56.98 gross-acre park site for the town to purchase and develop along Queen Creek Road.

Next to the park, a commercial shopping center is proposed at the immediate northeast corner of Meridian and Queen Creek roads, for a total of approximately 24.3059 acres zoned C-2. The gated rental home community is planned on 53.90 gross acres west of the park and north of the commercial shopping center.
